Charleston, South Carolina

A boutique agency for the peninsula's historic houses and the coastal houses around it. Six homes are on the market with us right now, which is as many as we can look after properly.

A historic Charleston single house with a two-tier piazza, its windows lit at dusk, behind a live oak in the front garden.

Houses with a past, and plenty of life left in them.

Charleston houses ask for someone who knows what they are: heart-pine floors that move with the seasons, piazzas built for the late afternoon, foundations older than most of the street names. We work on the peninsula and along the creeks and beaches around it, and we tell you what a house honestly needs before you commit to it.

Questions we get asked

Old houses, water nearby and a historic district with its own rules make for a few extra questions. These are the ones we answer most often. If yours is not here, ask us.

Do you only sell houses on the peninsula?

We work on the peninsula and in the coastal areas around it, from Mount Pleasant out to the sea islands. Waterfront and marsh-front houses bring their own questions about elevation, flood insurance and docks, and we would rather work through those at the start than at the closing table.

How do you price a house in the historic district?

We start with what comparable houses have actually sold for, then adjust for what makes yours different: the size of the lot, how much original trim and flooring is still in place, parking, and how much work the next owner will be facing. Houses in the old and historic district also come under the Board of Architectural Review, which shapes what can be changed and how buyers read the house.

I am buying from out of state. How does that work?

Most of our buyers see a house here once and do the rest from a distance. We walk the property with you on video, photograph the parts nobody photographs, and put you in touch with local inspectors, closing attorneys and insurers who work on old houses.

Can you sell a house that needs work?

Yes. We will tell you what it needs and roughly what that costs, then leave the choice to you: do the work and sell afterwards, or price it for a buyer who wants to take it on themselves.
